Traffic

Gangs and Violence
As the population of the city has increased and the price of housing has decreased, gangs have become a major problem in the area. Those looking for a home in Modesto should avoid the west and south neighborhoods of the city, as well as the airport and La Loma neighborhoods.
On the other hand, there are areas of Modesto which are totally secluded from the crime riddled neighborhoods. The communities around the college in Modesto are akin to Riverdale Toronto real estate, with large homes and safe streets.
Market Values
Part of the reason for the problems Modesto is currently experiencing is the fact that as far as California goes, this is one of the best buyer's markets there is. Nowhere in the state can a new home owner find homes more affordable than in the city of Modesto.
Average house prices here have fallen to an amazing $150,000 for a three bedroom, two bath single detached home. True, these homes are for sale in the less reputable neighborhoods to be sure. When it comes to Modesto, then, there are a couple of things to keep in mind as far as the newcomer is concerned. The first is that prices are much lower here than most places; a Modesto home will cost about a third what a Markham home might. Second, you do have to be careful about which neighborhood you choose to buy in. While police are cracking down on the major problems in Modesto, residents of the south and west communities tend to stay indoors at night.
